After the price of the home itself, the site fee is the number that matters most, because you pay it every year. It is worth understanding properly before you buy anywhere.
What a site fee is
Your home stands on a pitch that belongs to the park. The site fee is what you pay each year to keep it there. You will also hear it called a pitch fee or ground rent. It is usually billed once a year, and many parks let you spread it over monthly payments.
What it usually covers
In general, the site fee pays for running the park: looking after the roads, paths and grounds, keeping the shared areas clean and safe, the security, and the people who manage it all. On a gated park with CCTV, like Denemouth, part of what you are paying for is that peace of mind when you are not there.
What is often extra
This is where people get caught out. On a lot of parks, these are charged separately from the site fee:
- gas, often bottled, and electricity, usually metered;
- water and sewerage;
- insurance for your home and its contents;
- business rates on the pitch, on some parks;
- an annual gas safety check.
None of this is unusual. What matters is knowing about it up front, so the first year holds no surprises.
How the fee can change
Site fees are normally reviewed each year. Ask a park how it works out any change, and what the fee has done over the last few years. A straight park will give you a straight answer.
The questions to ask
- What is the yearly site fee for this particular home?
- What exactly does it cover, and what is billed separately?
- Can I spread the payments?
- How is the fee reviewed each year?

Is a site fee the same as a pitch fee?
Yes. Site fee, pitch fee and ground rent are different names for the same thing: the yearly charge for keeping your home on its pitch.
Do I pay a site fee every year?
Yes, for as long as your home stays on the park. It is usually reviewed once a year.
Are gas and electricity included in the site fee?
Often not. On many parks gas, electricity and water are charged separately, so always ask what your fee includes.
